The Mayor of Phillipsburg is Encouraging Locals to Apply for the Anchor Programme to Lower Their Property Taxes.

Phillipsburg, NJ— Mayor Todd M. Tersigni recommends applying for the NJ Division of Taxation’s ANCHOR property tax reduction programme. Governor Phil Murphy and NJ extended the application deadline to February 28, 2023.

ANCHOR replaces the Homestead Benefit programme and provides property tax relief to twice as many homeowners and tenants.

Late Spring 2023 will provide ANCHOR benefits. ANCHOR payments will be direct deposits or checks, not property tax credits. Last year’s Homestead Benefit applicants may get their ID and PIN online. Renters/tenants can file without ID or PIN. The Division’s ANCHOR page has to file information.

Eligible Homeowners Must:

Been a New Jersey resident; Owned and inhabited a New Jersey house that was their principal residence (main home) on October 1, 2019; Paid 2019 property taxes on their main home; and Had a 2019 New Jersey gross income of less than $250,000.

Eligible Renters Must:

Been a New Jersey resident; Rented and occupied an apartment or residence in New Jersey that was their principal residence (main home) on October 1, 2019; Lived in a unit with its own kitchen and bath facilities (if the building had more than one dwelling unit); Paid rent on their main home, which was subject to local property taxes; and Had 2019 New Jersey gross income of less than $150,000.

Applicants must apply by Tuesday, February 28, 2023, and choose between direct deposit or checks.

Anchor Benefits:

  • Homeowners earning under $150,000 will receive $1,500.
  • Homeowners earning $150,000–$250,000 will receive $1,000.
  • $450 goes to low-income renters.
