In case you forgot, this is a reminder for everyone who meets the requirements for low-cost housing. Applying for the Affordable New Jersey Communities for Homeowners and Renters (ANCHOR) programme has a deadline of February 28, 2023.
Property tax relief is available to qualifying New Jersey residents who owned or rented their primary residence as of October 1, 2019 and whose household income was less than or equal to the applicable threshold.

In the late Spring of 2023, the NJ Treasury will start disbursing ANCHOR benefits. Rather of being applied as a reduction to property tax obligations, ANCHOR contributions will be made through electronic funds transfer or paper check.
If you applied for Homestead Benefits in the previous year, you may be able to retrieve your ID and PIN numbers electronically.

Use the ANCHOR call centre during their extended hours (Monday through Friday 8:00 a.m. to 6:00 p.m. and Saturday 9:00 a.m. to 3:30 p.m.) until February 28, 2023.
The following individuals qualify as ANCHOR:
- $1,500 will be given to homeowners whose annual income is less than $150,000.
- All homeowners with an annual income of $150,000 or more, but less than $250,000, will receive $1,000.
- People who pay rent and make less than $150,000 per year will qualify for a $450 subsidy.
Method of determining the amount of the benefit:

The amount of the benefit cannot go above the amount of property taxes paid in 2019 and will be based on your 2019 New Jersey Gross Income. If your annual gross income was more than $250,000 in 2019, you do not qualify.
- If your gross income (NJ-1040 Line 29) in 2019 is $150,000 or less, you’ll get a rebate of $500.
- If your 2019 gross income is between $150,001 and $250,000, you will need to submit $1,000 on NJ-1040 Line 29.
- Renters. In 2019, the benefit amount is 0 if your gross income (NJ-1040 Line 29) is less than 0,000.
